First step to your lease is that carriers have to confirm whether your local government permits you to build a cell site and let it operate on your land. Restrictions and laws should be carefully considered on your tower lease. Then you proceed with the agreement where you talk about the terms inclusive in your lease.
All the equipment and utilities needed, will then be installed in your land and will operate after everything was all set. Maintenance and operation of these facilities will be the responsibility of the carrier. The carriers may access and perform tests on your land to determine suitability of land for the utilities.
The carriers have the right to terminate the lease in case there are events that may require it. However, the carriers should inform the landowner and certain arrangements should be done to polish the transaction.
